Por exemplo, a assun\u00e7\u00e3o de despesas operacionais para a instala\u00e7\u00e3o, como limpeza, m\u00e3o de obra, equipamentos de estacionamento, sinaliza\u00e7\u00e3o ou marketing, tudo depende do tipo de contrato estabelecido.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">V\u00e1rios fatores desempenham um papel fundamental na determina\u00e7\u00e3o do relacionamento comercial \u201ccerto\u201d com um fornecedor de estacionamento, como a taxa de transitoriedade di\u00e1ria, o estado do equipamento de estacionamento, os direitos de estacionamento do inquilino e o atendimento ao cliente. N\u00e3o h\u00e1 necessidade de o propriet\u00e1rio do im\u00f3vel dedicar quase tantos recursos para supervisionar a opera\u00e7\u00e3o de estacionamento do que para um acordo de gest\u00e3o. Em vez disso, o propriet\u00e1rio do im\u00f3vel pode esperar uma verifica\u00e7\u00e3o mensal constante do aluguel do operador de estacionamento.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Al\u00e9m disso, os propriet\u00e1rios tamb\u00e9m podem se beneficiar do que \u00e9 conhecido como \u201cRevenue Share\u201d da receita de estacionamento. Afinal, um estacionamento \u00e9 muitas vezes a primeira e \u00faltima impress\u00e3o de um visitante de uma propriedade. Sob um contrato de gest\u00e3o, o propriet\u00e1rio do im\u00f3vel pode orientar um operador de estacionamento sobre onde gastar recursos adicionais e quais \u00e1reas de opera\u00e7\u00e3o requerem aten\u00e7\u00e3o especial. Costuma-se dizer que eles n\u00e3o t\u00eam <strong><em>\u201cqualquer skin do jogo\u201d<\/em><\/strong>&nbsp; quando se trata de maximizar a receita ou melhorar as opera\u00e7\u00f5es dentro de um acordo de gest\u00e3o. A realidade \u00e9 que os operadores cobram apenas uma taxa de administra\u00e7\u00e3o mensal para supervisionar as opera\u00e7\u00f5es di\u00e1rias do parque, enquanto todos os outros servi\u00e7os e taxas s\u00e3o pagos ao propriet\u00e1rio do im\u00f3vel.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Quando se trata de propostas de RFP, os operadores de estacionamento geralmente prev\u00eaem enormes ganhos de receita e despesas moderadas sob um contrato de gerenciamento. Infelizmente, como eles n\u00e3o t\u00eam nenhum incentivo real (por exemplo, porcentagem das receitas anuais das instala\u00e7\u00f5es) para capitalizar, os esfor\u00e7os de uma operadora em maximizar a receita de estacionamento nem sempre t\u00eam prioridade em um contrato de gerenciamento.<\/p>\n\n\n\n<blockquote class=\"wp-block-quote is-layout-flow wp-block-quote-is-layout-flow\">\n<p class=\"wp-block-paragraph\"><strong>Dica: Sempre negocie metas de receita com incentivos para o operador de estacionamento dentro de um contrato de gest\u00e3o. Se eles puderem se beneficiar diretamente do sucesso da instala\u00e7\u00e3o, um operador de estacionamento dar\u00e1 mais \u00eanfase \u00e0 maximiza\u00e7\u00e3o das receitas para o propriet\u00e1rio.<\/strong><\/p>\n<\/blockquote>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>O realmente feio: despesas acolchoadas<\/strong><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Se voc\u00ea realmente pensar sobre isso, como qualquer operador de estacionamento pode sustentar ou expandir seus neg\u00f3cios cobrando apenas $1.000- $2.000\/m\u00eas em taxas de administra\u00e7\u00e3o? Simplificando, eles n\u00e3o podem. Sob um contrato de gest\u00e3o, o operador de estacionamento cobra do propriet\u00e1rio do im\u00f3vel diversos servi\u00e7os operacionais, como m\u00e3o de obra, suprimentos, seguro, limpeza etc. A realidade \u00e9 que <strong><em>quase todos esses produtos e taxas de servi\u00e7o s\u00e3o<\/em><\/strong> <strong><em>&quot;acolchoado&quot;<\/em><\/strong> para gerar receita adicional para o operador de estacionamento.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Lembro-me de revisar o contrato de gerenciamento de um cliente pelo qual o operador de estacionamento incumbente estava cobrando a mais do propriet\u00e1rio do im\u00f3vel em mais $4.000\/m\u00eas pelo seguro da instala\u00e7\u00e3o nos \u00faltimos 5 anos. O cliente n\u00e3o tinha ideia de que as taxas de seguro deveriam ser em torno de $400\/m\u00eas para uma instala\u00e7\u00e3o desse tamanho.<\/p>\n\n\n\n<blockquote class=\"wp-block-quote is-layout-flow wp-block-quote-is-layout-flow\">\n<p class=\"wp-block-paragraph\"><strong>Dica final: os operadores de estacionamento costumam cobrar por itens vagos e amb\u00edguos, como \u201cTaxas Administrativas\u201d ou \u201cTaxas de Processamento\u201d.
